Depending on your relationship with us, we may collect:

3. How we collect your data
We collect personal data directly from you when you contact us, register your interest, instruct us, arrange a viewing, or make or receive an offer. We may also receive data from property portals (such as Rightmove, Zoopla or OnTheMarket), from the other party’s agent or solicitor in a transaction, from identity-verification providers, and from publicly available sources.
4. How and why we use your data
We use your personal data on the following lawful bases:
To provide our estate agency services — including marketing a property, arranging viewings, progressing a sale, and handling enquiries. Our lawful basis is performance of a contract, or our legitimate interest in responding to your enquiry where no contract is yet in place.
To comply with our legal obligations — in particular, verifying identity and carrying out customer due diligence under the Money Laundering Regulations 2017, under which we are supervised by HM Revenue & Customs. Our lawful basis is compliance with a legal obligation.
To match buyers and sellers and to prospect — keeping you informed of properties or opportunities that may interest you. Our lawful basis is our legitimate interest in operating our business, balanced against your rights.
To send marketing communications — where you have agreed to receive them, or where permitted by law. You can opt out at any time (see section 9).

We do not make decisions that produce legal or similarly significant effects about you based solely on automated processing.
5. Who we share your data with
We share personal data only where necessary, with:
- conveyancers and solicitors acting in a transaction;
- mortgage brokers, financial advisers and surveyors, where you ask us to or agree;
- the other party and their agent in a transaction, to the extent needed to progress it;
- property portals, for the purpose of marketing a property;
- identity-verification and anti-money-laundering service providers;
- our IT, customer-relationship-management and software providers, who process data on our behalf under written agreements;
- our professional advisers, such as accountants and legal advisers;
- HM Revenue & Customs, The Property Ombudsman, and other authorities or regulators where required by law.
We require all our processors to keep your data secure and to use it only as instructed.
6. International transfers
Where any of our service providers process personal data outside the United Kingdom, we take steps to ensure it receives a level of protection consistent with UK data protection law, relying on an appropriate safeguard or transfer mechanism recognised under that law.
7. How long we keep your data
We keep personal data only for as long as necessary. In particular:
- records held to meet our anti-money-laundering obligations are kept for five years after the end of our business relationship or the completion of a transaction, as required by law;
- other client and transaction records are generally kept for up to six years, reflecting the period in which a legal claim may be brought;
- enquiry and marketing data is kept only for as long as it remains relevant, or until you ask us to stop using it.
8. Keeping your data secure
We take appropriate technical and organisational measures to protect personal data against loss, misuse, and unauthorised access, including access controls and secure storage. No transmission over the internet can be guaranteed to be completely secure, but we work to protect your data once we receive it.

Please note that some data, such as records we are legally required to keep for anti-money-laundering purposes, cannot be erased on request until the legal retention period has passed.
